Platform Protection

Off-platform circumvention, fraud, harassment, and false information may lead to suspension, withheld funds, or penalties.

Landlord / Seller Agreement

By listing a property on Baetts, you agree to the following obligations and platform rules.

1.1 Commission Obligation

  • You agree to pay X% commission on successful rentals or sales
  • You authorize commission to be deducted automatically from rental proceeds where applicable

1.2 Listing Accuracy

  • All property details must be truthful
  • Misrepresentation leads to suspension

1.3 Legal Ownership

You confirm:

  • Ownership of the property or authorization to list it
  • Authorization to transact business on the property

Landlord Compliance & Liability

2.1 Anti-Circumvention & Penalties

You agree not to:

  • Take clients off-platform to avoid commission
  • List fake properties

Violations may result in:

  • Account suspension
  • Financial penalties

2.2 Property Availability

You must:

  • Keep listing status updated within 6 hours
  • Remove unavailable properties promptly

2.3 Liability

You are responsible for:

  • Property condition
  • Legal disputes connected to the property

Note: Listing a property on Baetts means you accept responsibility for truthful listing data and lawful authority to transact.

User (Tenant / Buyer) Policy

Users searching, inspecting, renting, or buying through Baetts must follow the platform rules below.

3.1 Inspection Fee

  • Inspection fees are paid during the renting process
  • Inspection fees are non-refundable after inspection

3.2 Responsibility

Users must:

  • Verify the property before making payment
  • Confirm property availability before payment
  • Conduct due diligence

3.3 Conduct / Prohibited Actions

Users must not:

  • Engage in fraud
  • Harass landlords
  • Provide false information
  • Circumvent the platform to avoid fees

User Payments & Risk Acknowledgment

4.1 Payments

  • Payments must be made through approved channels
  • Payment must only be made after the property is confirmed as available

4.2 Risk Acknowledgment

You understand:

  • The platform acts as an intermediary only
