Overview

Baetts is a digital marketplace that connects landlords, property sellers and prospective tenants/buyers. By using our platform, you agree to these Terms.

Definitions

  • Platform: The mobile/web application operated by Baetts.
  • Landlord/Seller: A user listing a property for rent or sale.
  • Client/User: A person searching, booking or renting property.
  • Inspection Fee: A service fee paid by the client for property viewing.
  • Commission: A percentage fee charged to landlords upon successful transactions.

Nature of Service

We act strictly as an intermediary technology platform. We:

  • Display and publish property listings
  • Facilitate property discovery
  • Facilitate communication between parties
  • Process payments securely

We do NOT:

  • Own or manage listed properties
  • Act as a real estate agent unless explicitly stated
  • Guarantee accuracy or legality of listings

Eligibility for Account Registration

Users must:

  • Be at least 18 years old
  • Provide accurate personal information
  • Maintain confidentiality of login credentials
  • Use the platform lawfully

Account Responsibility

You are responsible for:

  • Maintaining the confidentiality of your login credentials
  • All activities that occur under your account

Listings (Landlords/Sellers)

By listing a property, you confirm:

  • You have legal authority to rent/sell the property
  • Information provided is accurate and not misleading
  • Images reflect the true condition of the listed property

We reserve the right to:

  • Remove false, suspicious, misleading and fraudulent listings
  • Suspend accounts for violations

Pricing & Commission

7.1 Base Price

Landlords/Sellers set the base rent or sale price.

7.2 Platform Commission

  • A commission is charged on successful transactions
  • Commission is calculated on the landlord's base price
  • Commission is deducted from landlord payout/earnings

7.3 Inspection Fee

  • An inspection/service fee is charged to clients
  • This fee is added to the final displayed price
  • It covers viewing coordination and platform services
  • It is non-refundable once inspection is completed

Payments

  • Payments may be processed via third-parties (e.g. Mobile Money or other approved methods)
  • Transactions/Funds may be held temporarily for verification
  • Baetts is not liable for third-party payment failures

Booking & Transaction

A transaction is deemed complete when:

  • Parties agree to rent/sale terms
  • Payment is confirmed
  • Commission is triggered upon successful rent/sale agreement

Note: Commission becomes payable at this stage.

Refund Policy

Our refund policy is designed to be fair and transparent.

  • Inspection fees are non-refundable after service delivery
  • Fraudulent activity leads to forfeiture of payments
  • Refunds (if any) are subject to Baetts discretion and processing times

Security Policy

We prioritize the safety of our users.

  • All user data is encrypted using industry standards
  • We conduct regular security audits of our platform
  • Users are encouraged to report any suspicious activity immediately

Prohibited Conduct

Users must not:

  • Post fake or duplicate listings
  • Engage in fraud or misrepresentation
  • Circumvent the platform to avoid fees/commission

Governing Law

These Terms are governed by the laws of the Republic of Ghana.
